NEW TENANCY
Set up the agreement
Complete the key details first. The rest of the agreement is built automatically below.

1. Landlord
2. Tenant(s)
3. Rent, deposit & payment details
4. Occupiers, guarantor & deposit payer
5. Property & optional clauses
Template options: clauses marked as optional/alternative in your APT are controlled here. If a clause is switched off, it is removed from the generated agreement rather than left blank or showing template drafting notes.
Optional / conditional clauses
The drafting instruction from the original template is never printed in the final agreement.
The supplied template says alternative clause 4.1.2 wording is required where utilities are paid to the Landlord, but does not provide that wording. Paste approved wording below before generating.
6. Rosemoor / agent defaults
Saved locally in this browser and reused on future agreements.
7. Guarantor deed notes
Important: the supplied guarantor agreement was drafted around a fixed-term tenancy followed by a statutory periodic tenancy. New assured tenancies in England are now periodic from the outset, so V4 adapts the duration and rent-increase wording to match the current assured periodic structure. The explanatory Shelter drafting note from the sample is not included in the generated deed.
The deed keeps the core guarantee, indemnity, liability limits, notice, severance, governing law and execution wording from your supplied agreement. Before live use, have the adapted V4 guarantor deed approved by your solicitor or compliance adviser.
✓ Built-in Rosemoor Deed of Guarantee and Indemnity ready to use when a guarantor is enabled.
Create documents
The agreement remains the main document. If a guarantor is enabled, you can create the guarantor deed separately or append it automatically to the Full Tenancy Pack.
